Alexandria Rent Price Index – 2026 Q2 (April to June)
In the first edition of the Alexandria Rent Index, we track new rental rates for unfurnished residential apartments citywide. Rent indices are important because they bring transparency to the market, identify areas facing affordability pressures, and measure the impact of housing policies. The Alexandria Rent Index provides an analysis of the city’s median rent, its year-over-year change, median rents by neighbourhood, and rent per square meter. The median rent in Alexandria stood at LE 6,900 per month during the second quarter (April to June) of 2026, while the rent per square meter (total rent divided by unit area) was LE 60 per sq. m. per month.
On a year-over-year basis, rents rose by 13% during the first six months of 2026 (the first half) compared to the same period in 2025.
At the neighbourhood level, rental prices varied, ranging from LE 3,500 per month in Al-‘Amriya neighbourhood to six times that amount in Sharq neighbourhood. Montazah First and Montazah Second neighbourhoods represented the median rental prices in Alexandria. Residential units within gated communities (Sawari, Palm Hills, Alex West, and other residential complexes in Smouha) had the highest rents at LE 25,000 per month; these communities are located in various neighbourhoods across Alexandria.
Monthly rent prices fluctuated throughout 2026, rising in five neighbourhoods, with increases of 49%, 33% and 17% in the neighbourhoods of Al-‘Amriya, Agamy, Montazah First, respectively. Meanwhile, prices remained stable in Wasat and Gumruk neighbourhoods, as well as within gated communities.
Looking at rental prices from another perspective—by calculating the rent per square meter—we see that prices in Alexandria range from LE 35 per sq. m. per month in Al-‘Amriya neighbourhood to LE 148 per sq. m. in Wasat neighbourhood, a fourfold difference. Montazah First and Montazah Second neighbourhoods represent the median rent per square meter.
Monthly rents per square meter saw year-over-year increases in five neighbourhoods, reaching 75%, 23% and 14% in Al-‘Amriya, Agamy and Gumruk neighbourhoods, respectively. In contrast, rental prices in Wasat and Montazah Second neighbourhoods remained stable in 2025 and 2026. Rents within gated communities decreased by 4%.
Methodology
The index is based on an analysis of more than 4,000 listings for properties offered for rent on online real estate marketing platforms during the period from January to June 2026, along with the 2025 Urban Observatory database, which covers seven residential neighbourhoods in Alexandria Governorate.
The analysis focuses on residential units with new leases; all listings for non-residential units (commercial, administrative, or land) were excluded, as were furnished residential units.
The index measures the median price for each neighbourhood, not the average (mean). The data distribution showed a severe right-skewed distribution of prices; consequently, the mean would yield a higher rental price that might not reflect reality. In contrast, the median rent used here indicates that half of the apartments listed for rent in each neighbourhood are more expensive than the median value, while the other half are cheaper than the median value.
We tried as much as possible to ensure that all residential areas administratively belonging to each neighbourhood are represented in the database; however, there are exceptions related to the nature of users of real estate marketing websites, which affects the number and locations of available residential units.
It is also worth noting that the prices listed here do not necessarily reflect the rents paid by current tenants; rather, they indicate the rents requested by landlords wishing to rent out their vacant units or those whose current tenants’ leases have expired.
